Terms of service

These terms govern your use of HealthDeed. The most important part is the section on what our reports are and are not — please read that one even if you skip the rest.

What HealthDeed is

HealthDeed is a screening tool. We collect public records from federal and state agencies — the EPA, CDC, FEMA, USGS, NOAA and the U.S. Census among them — and organise them into a score and a report for a given address. Every figure in a report names the source it came from and the date we retrieved it.

What HealthDeed is not

Our reports are informational only. They are not medical, legal, environmental, or professional advice, and they are not a substitute for professional testing or inspection. A HealthDeed report is not a Phase I Environmental Site Assessment, a home inspection, an appraisal, or a title search, and it should not be relied on as one.

Where a report flags something, the appropriate next step is usually a specific test — an in-home radon test, a certified water analysis, a lead paint inspection. Do not make a purchase, sale, financing, health, or safety decision on the basis of a HealthDeed report alone.

Accuracy and the limits of public data

We report what the agencies publish. We do not verify it independently, and we cannot correct it. Government data is often incomplete, out of date, recorded at a coarser geographic resolution than a single property, or simply wrong. We try to be explicit about this: each category states its confidence level, indicators that come from state-level tables are labelled and excluded from the score, and sources that failed to answer are shown as gaps rather than quietly ignored.

A score is an interpretation of that data, not a measurement of your house. Two reasonable people could weigh the same records differently. Our methodology is published so you can see exactly how we weigh them.

We do not warrant that reports are accurate, complete, or current, and we provide the service “as is” without warranties of any kind to the extent the law allows.

Your account

You are responsible for the email address you sign in with and for anything done through your account. Tell us promptly if you think someone else has access to it. You must be at least 18, or have the consent of a parent or guardian.

Payment

A report is a one-time purchase for one address, priced as shown at checkout. Payment is handled by Stripe. Your purchase includes free refreshes for that address: when the underlying government data changes you can regenerate the report at no additional cost.

Refunds

A report is a digital product delivered immediately and in full at the moment of purchase. Once the report has been generated, all sales are final. We do not offer refunds for change of mind, for findings you disagree with, or because a report showed fewer findings than you expected.

We will issue a refund in three cases, within 14 days of purchase:

• the report failed to generate and we could not produce it;
• you were charged more than once for the same address;
• the purchase was not authorised by you.

Requests go through the contact form. A refund is made to the original payment method.

Acceptable use

You agree not to:

• scrape, bulk-download, or systematically extract reports, or resell them as your own product;
• use the service to harass, profile, or make decisions about a specific person;
• use reports for any purpose regulated by the Fair Credit Reporting Act — HealthDeed is not a consumer reporting agency, and reports must not be used to make decisions about tenancy, credit, insurance, or employment;
• attempt to disrupt the service or gain access to accounts or systems you do not own.

Your content and share links

You keep whatever rights you have in the addresses you enter. If you create a share link, you are choosing to make that report’s score and category breakdown viewable by anyone holding the link. You can ask us to revoke a link at any time.

Limitation of liability

To the maximum extent permitted by law, HealthDeed is not liable for indirect, incidental, or consequential damages, or for any decision you make in reliance on a report. Where liability cannot be excluded, it is limited to the amount you paid us for the report in question. Some jurisdictions do not allow these limits, in which case they apply only so far as the law permits.

Changes and ending the agreement

We may change these terms; if we change them materially we will update the date above and notify account holders by email. You can stop using HealthDeed and delete your account at any time. We may suspend accounts that breach the acceptable use section.
